At CGLETS our business model turns the traditional estate agency approach on its head. We believe no landlord should pay a fee for our service. Given the current rental housing shortages, landlords should be rewarded — not charged. That's why we offer every landlord a pre-approved monthly rent that is guaranteed to be above market rate and fixed for the entire term. We will even beat any other agent's valuation.
We also avoid locking landlords into lengthy contracts. All our tenancies begin with a minimum 12-month term. Importantly, we do not operate a rent-to-rent model, nor do we use properties for serviced accommodation or short-stay lettings. Our profits are generated through incentives and property finder fees, paid by the tenant or their representative.
Landlords benefit from having one consistent tenant — typically a working couple or family — for the full duration of the tenancy. We conduct quarterly physical inspections and provide detailed, documented reports with supporting photographic evidence for added peace of mind.
We strive to place tenants who are friendly, easy-going, and proactive, using their initiative to resolve minor issues without unnecessary escalation. They treat the property as a home, not a hotel.
Our highly experienced team works diligently to prevent unnecessary repair costs through careful diagnosis and troubleshooting. However, if a tradesperson is required, we have a low-cost, in-house maintenance team available 24/7.
To complete the service, we also provide a complimentary, professional pre-tenancy clean for all new landlord sign-ups — regardless of property size or type.
